The Charlotte Data Center is a premier, free-standing data center located in Southwest Charlotte, offering a total of 18,068 square feet of hardened structure on a 1.42-acre parcel. This single-story facility is currently operational and features a clear height of approximately 16 feet. Historically used for mission-critical operations, the site is zoned for commercial use and provides 34 on-site parking spaces. The facility is set to become available in Q1 2025 as the current tenant vacates due to a consolidation of regional assets, presenting a turnkey opportunity for a new operator.

Critical Power Infrastructure

The site is equipped with 1.5 MW of existing infrastructure powered by Duke Energy, which is known for offering low-cost power solutions. The power architecture includes a dual UPS configuration consisting of a 500 kVA Toshiba G6900 (A1) and a 250 kVA Toshiba G6900 (A2), supported by a 1200A DC plant. Power distribution is managed via five 125 kW PDUs, primarily utilizing United Power PDM4 units. For emergency backup, the facility houses a 1.5 MW generator supported by significant on-site fuel reserves, including a 1,500-gallon storage tank supplemented by an additional 5,000-gallon diesel fuel storage tank.

Whitespace and Data Hall Configuration

The facility features approximately 12,000 square feet of fully built-out whitespace located on grade. The data hall is designed for flexibility, offering configurations for full cabinets, partial cabinets, and shared rackspace footprints. Unlike many traditional facilities that utilize raised floors, this center features a solid floor design with overhead distribution for power and cabling. The layout is further optimized with dedicated areas for electrical and mechanical equipment, ensuring that the primary whitespace remains clear for server and network hardware.

Cooling and Environmental Management

To maintain optimal operating temperatures, the data center utilizes an N+1 cooling redundancy model. The internal environment is managed by eight Liebert CRAC (Computer Room Air Conditioning) units operating on a glycol loop. Heat rejection is handled by three 100-ton Liebert dry coolers. This robust mechanical system ensures consistent climate control for high density computing. Additionally, the facility is protected by a pre-action dry-pipe sprinkler system with dual-detector activation, minimizing the risk of accidental water damage to sensitive electronics.

Connectivity and Fiber Access

Connectivity is a core strength of this location, boasting excellent metro and long-haul fiber access. The facility features a dedicated Meet-Me Room (MMR) that serves as the central hub for network interconnection. This MMR is connected to a dense network of diverse fiber providers, allowing for high speed data transfer and low-latency communication. The scalable nature of the power and infrastructure makes it an ideal hub for telecommunications and data-heavy enterprise applications.

Security and Operational Control

Security is managed through a multi-layered approach to ensure the integrity of the data and hardware. The facility utilizes dual-authentication protocols, including biometric scanners and card access control systems. Physical security is maintained 24/7 via monitored cameras and a secured entrance. Furthermore, the external critical infrastructure including the generator, cooling units, and fuel storage is housed within a dedicated fenced area to prevent unauthorized tampering. Remote hands services are also available to support tenants with off-site technical requirements.
